FICA VERIFICATION DOCUMENT REQUIREMENTS

 
The Financial Intelligence Act determines that 3Cube Property Solutions is an accountable institution.
 
We are therefore required by law to establish and verify the identity of our clients and the representatives of our clients.
 
Our clients are: TENANTS, LANDLORDS, PURCHASERS & SELLERS
 
PLEASE NOTE: IF WE DO NOT RECEIVE YOUR FICA DOCUMENTS TIMEOUSLY, THE FINANCIAL INTELLIGENCE CENTRE MAY CONDUCT A FURTHER INVESTIGATION ON THIS TRANSACTION
 
Kindly ensure that copies of all FICA verification documents are clear and legible. Should we not be satisfied with the quality of the documents, we may request clearer copies; independently certified documents; or sighting of original documents.

WHAT DOCUMENTS ARE REQUIRED FOR FICA  VERIFICATION?  

To assist us in fast-tracking your transaction, and ultimately settling you into your new premises. Kindly provide us with the following verification Documents:

FILE (1080 x 250 px)

IF THE CUSTOMER IS A NATURAL PERSON:

  • Copy of Identity document
  • Proof of residential address (not older than 3 months) eg. Municipal account
FILE (1080 x 250 px) (2)

IF THE CUSTOMER IS A COMPANY:

  • The most recent Certificate of Incorporation (CM1) or Registration Certificate (COR 14.3)
  • Proof of operating address of the company
  • Copy of identity document & proof of residential address (not older than 3 months) for all Directors of the company & all shareholders holding more than a 25% stake in the company.

IF THE CUSTOMER IS A CLOSE CORPORATION:

  • CK1 - Founding Statement
  • CK2 Amended Founding Statement;
  • Proof of operating address of the company
  • Copy of identity document & proof of residential address (not older than 3 months) for each Member of the Close Corporation.

IF THE CUSTOMER IS A TRUST:

  • Trust Deed (Certified Copy);
  • Letters of Authority (Certified Copy);
  • Copy of identity document & proof of residential address (not older than 3 months) for each of the trustees and beneficiaries of the Trust.
